We are delighted to welcome you as a guest at Kuća Oleander in Krimovice. Our holiday accommodation is designed for those who appreciate relaxation, nature, tranquility, and a personal atmosphere.
By booking with us, you agree to the following house rules, which are intended to ensure a pleasant stay for all guests.
1. FAMILY ATMOSPHERE
We are a family-run business and live on the property ourselves.
Consequently, our accommodation offers a personal, family-like environment rather than the anonymity of a large hotel.
At the same time, we naturally respect our guests' privacy. We will not enter the accommodation during your stay without prior agreement.
2. QUIET AND CONSIDERATION
Our holiday accommodation is primarily a place for relaxation.
We ask all guests to behave respectfully, kindly, and considerately toward other holidaymakers and the hosts.
Quiet hours begin at midnight (24:00). From this time onwards, please avoid loud conversations, music, or other disruptive noises.
Parties, large celebrations, or events are not permitted on the premises. Guests looking for a lively party holiday will find better options elsewhere.
3. CLEANING AND SERVICE
Final cleaning is included in the accommodation price.
There is no regular room or apartment cleaning service during your stay.
If additional cleaning services are desired, they can be arranged for an extra charge upon request.
4. SAFETY
The safety of our guests is a top priority for us.
The premises are equipped with various security and locking systems that rely on the cooperation of our guests to function effectively.
Please ensure that all doors and windows are locked, especially at night and whenever you are away for an extended period.
Each guest receives a key allowing access to and exit from the premises and the accommodation at any time.
No liability is assumed for valuables, cash, or personal belongings.
5. WATER AND WASTEWATER USAGE
Krimovice does not yet have a centralized water supply system.
Water is supplied via a cistern, which requires regular—and costly—refills, particularly during the dry summer months. While the water is clean and safe from a hygiene perspective, it is not suitable for drinking. We provide separate drinking water sourced from a reverse osmosis system.
We ask that you use water consciously and sparingly. Please avoid leaving taps running unnecessarily and refrain from excessive water consumption. Responsible use of this valuable resource helps ensure a reliable supply for all guests.
The apartment's wastewater pipes run beneath the house with a very slight slope. Items such as baby diapers, sanitary pads, tampons, wet wipes, paper towels, food scraps, and similar materials will cause immediate blockages. Such blockages can only be cleared by a specialist company. A service call of this kind costs €200 or more, and the cost will be charged to the person responsible.
6. ELECTRICITY AND AIR CONDITIONING USAGE
Power outages can occur in Montenegro, even during the summer months.
Our accommodation is equipped with an uninterruptible power supply, though its capacity is limited.
To ensure a stable supply, we ask you to:
- Turn off air conditioning units whenever you are away
- Use energy-intensive appliances responsibly
Excessive power consumption can lead to the premature depletion of the power supply.
7. PETS
Apartment
Pets are generally not permitted in the holiday apartment.
Static caravans / Glamping
Small dogs may be permitted upon prior arrangement.
Campsites
Campers may bring dogs or other pets.
The condition is that the animals do not disturb other guests and are kept under control at all times.
Pets are not permitted in shared areas such as the main hall, lobby, or similar communal facilities. Pet owners are liable for any damage or soiling caused by their animals.
8. SMOKING AND OPEN FIRES
Smoking is not permitted inside the apartment, the static caravan, or any indoor areas.
Smoking is permitted outdoors, provided it does not disturb other guests. Cigarette waste must be disposed of properly.
Open fires and campfires are prohibited for fire safety reasons. Barbecuing is permitted only in the outdoor kitchen's barbecue area.
9. VISITORS
Unregistered overnight guests are not permitted. Visitors may only use the premises with the prior agreement of the landlords.
10. DAMAGE
Please treat the accommodation, furnishings, and inventory with care. Any damage or technical issues must be reported immediately.
The guest is liable for any damage caused through their own fault, to the extent provided by law.
11. WASTE AND CLEANLINESS
Please keep the accommodation and outdoor areas clean. Waste must be disposed of in the designated containers. Waste separation is not practiced.
As is the case in all warm climates, food and food scraps quickly attract pests such as ants, flies, and the like; please do not leave anything out in the open—store items in the refrigerator or dispose of them immediately.
We ask all guests to leave shared areas in the condition they would wish to find them.
12. PAYMENT
The total rental price, including all additional costs, is payable in cash on the day of arrival, unless a different written agreement has been made.
13. FINAL PROVISION
Through mutual consideration, we can work together to ensure that Kuca Oleander remains a place of peace, relaxation, and hospitality for all guests.
